San Antonio requires a short-term rental permit for each unit, valid for three years. Type 1 permits cover owner- or operator-occupied rentals at $450, and Type 2 permits cover rentals that are not owner or operator occupied at $1,000, each with an 8% surcharge. Short-term rentals pay hotel occupancy tax of 9% to the city, 1.75% for Bexar County and 6% to the state.
